There is a three-mile hiking trail available in the nearby Wild Basin Wilderness Preserve. And there is a public boat ramp underneath the 360 bridge. On those rare foggy fall mornings that later morph into bright sunshine, the lake can levitate a thick ribbon of white mist that rises up and follows its contours – simply amazing. All of Davenport Ranch falls within the Eanes Independent School District. A private school, St. Stephen’s Episcopal School, sits on the west side of Loop 360. By the numbers: a long, thin rectangle of 591 acres; annexed by Austin in 1997; as of late 2011; 9 transmission towers (5 are television) with the tallest, at 1,308 feet, belonging to KXAN-TV davenport villageHistory: In 1947, Osceola Heard Davenport bought 1280 acres that included Davenport Ranch for $40,000. The wife of a Rio Grande Valley oilman later complained the deal cost her “one month’s income.” She contributed 60 acres of her land to help establish the 227 acre Wild Basin Wilderness Preserve. The Pennybacker Bridge was completed in 1982. The rust-coated steel frame was designed to blend with the wild look of the limestone cliffs. You might also note that no part of the bridge touches the water.

West Rim

west rim home examplewest rim home exampleIt is easy to drive past West Rim’s nearly one hundred homes perched on sloping land near Lake Austin. There are no gates or street lights; the homes sit well-sheltered between century-old live oaks and a few pecan trees. From the lake, you see only rooftops. Located about four miles east of Highway 360 among the curving blacktops that snake through the hills, West Rim is also not the easiest place to find. Yet turn into either of the two entrances off West Lake Bypass, and this family-oriented neighborhood created in the 1980s feels settled, secure and current. John Lloyd originally developed the land, and most of the homes were completed by the mid- 1990s. Along the four main streets and cul-de-sacs, you will find traditional white limestone, red brick, modern stone and stucco, and even one Victorian home, all built on three-quarter to three acre lots. Although most are two-story, the relatively flat terrain allowed for a few one-story homes. Unfortunately, no undeveloped lots remain. example of a west rim homeAbout ten years ago, a neighborhood improvement project shaded the mail boxes and added a limestone wall along the main road that bisects the community. The understated design was intended to unify and promote, for the first, the neighborhood’s name. The effect is somewhat underwhelming. The real glue comes from family activities like the neighborhood-wide dinner parties and the large open spaces that encourage football, flash-light tag and sitting on the front porch. A somewhat hidden bonus is the private park on the lake, partly shaded by a 200 year-old pecan tree. It is the only part of West Rim that actually dips into Lake Austin. A lighted tennis court, a sheltered cook-out area and an updated children’s play area fill the acre park. A small covered marina is available for ski boats and jet skies. The monthly slip rental is extra and by reservation. Next door is an old private marina and park run by the DePew family. West Lake Beach offers a small patch of white sand along the lake shore for swimming and friendly howdy to all visitors. Be prepared, however, to pay city prices. In the late 1990s, three new gated communities were carved into the nearby hills. Just to the south, Summit at West Rim was built on Mount Larson, and between West Rim and the lake, The Island on Westlake arose from what was a family estate with peacocks, and to the north West Rim Estates added just over a hundred homes built on slightly smaller lots. All might be worth a look if you can’t find something available in West Rim. West Rim feeds into Eanes ISD Schools. Bridge Point/Hill Country Middle School and West Lake High School. Historical Trivia: Indians camped along the Colorado River before dams created the constant-level Lake Austin. Look down and you might find the chipped remnants of what the archeologists call “whittling in stone” or flint flakes.

Barton Creek

barton creek golf coursebarton creek golf courseWest of Austin and Loop 360, between Bee Caves Road and Southwest Parkway, sits 4,000 acres of beautiful Hill Country land. Though often called Barton Creek, that name can be confusing. A more useful handle is The Barton Creek community: a collection of small, individually managed neighborhoods, most of which are gated, four challenging golf courses, a country club and a resort. There are also private schools. As developments go, this one could be considered Texas-sized. Ben Barnes and John Connally first recognized this gem, begun development on the mid 1970s, then lost the property in bankruptcy to Freeport-McMoRan during the late 1980s real estate bust. (Stratus Properties is the current manager). Since then, neighborhoods have slowly sprouted along and off of the two main roads – Lost Creek Boulevard and Barton Creek Boulevard – that stamp out a wavering “T” through the softly sloping terrain. The first, and only non-gated neighborhood, was Estates of Barton Creek. It hugs Lost Creek Boulevard and the mid-section of Barton Creek Boulevard. One of the newest, a gated community called Calera Drive, has 59 single-family homes and lots, some fronting the Fazio Canyons Golf Course at the south end of the community. As of late 2011, flat building sites were still available. In total, there are three master associations and fourteen neighborhoods. There are many school choices. One neighborhood, the Terraces, on the north side near Bee Caves Road, falls within the Eanes ISD boundary. All the remaining homes are part of the Austin ISD. The private schools are: St. Gabriel’s Catholic School, St. Michael’s Catholic Academy, Regents School of Austin and St. Andrews Episcopal School (the high school). The Fazio Canyons Golf Course has a slope rating of 138 and is home to the Barton Creek Golf Academy. Once out of your car, it is so quiet you can hear the thunk of a well-struck drive or the air rushing over the wings of a low-flying turkey vulture. example of a barton creek homeThe community’s name comes from a pre-Austin settler, William Barton. He built a cabin in 1837 just south of present day Zilker Park near four springs that emerged from the creek bed. The creek was originally called Spring Creek. Barton died in 1842, around the time Austin was founded. Since then, his name became attached to the spring, the creek that is home to the spring, a street through Zilker Park, the green belt around the creek and finally the development that caused such a ruckus at City Hall in the early 1990s.

West Campus refers to the area just west of the University of Texas at Austin, extending from Guadalupe (aka “The Drag”) west to Lamar Boulevard. As you may have guessed from its name, the area tends to feature different types of student housing, including a large number of fraternity and sorority houses, student-run co-ops and apartment complexes, and caters mainly to the university crowd.

In addition to the vast number of student residences, you’ll also find a number of small single-family homes and duplexes in this area. Many of these bungalows are located on quieter side streets that thwart through-traffic, like the unusually named 22½ Street, creating small oases within the always buzzing neighborhood. With plenty of trees and beautiful (and occasionally beautifully random) architecture, West Campus is a great place to go for a stroll between classes.

If you’re looking for cultural and tourist attractions, the area is jam-packed with things to do and places to go. Naturally, there are plenty of UT highlights, like the Harry Ransom Center, Blanton Museum of Art, LBJ Library, Texas State History Museum (which also houses an IMAX theater), and the historic Cactus Cafe. Off-campus, there’s the Neill-Cochran House Museum, located on San Gabriel Street, and the Capitol is just a hop, skip and a jump away for those interested in Austin’s history and politics.

Another perk of living in West Campus will resonate with die-hard Longhorn fans: it’s easy to walk to all of UT’s home football games, which means you can avoid the hassle of trying to find parking on game day!

Shopping on The Drag includes the University Co-op’s main bookstore (where you can stock up on all things burnt orange), as well as its adjacent art store, and a variety of fast food restaurants, coffee shops and convenience stores. The strip closest to the university always seems to be changing, depending on the fashions of the day, but further north on Guadalupe you’ll also find quirky old-school Austin establishments like Kerbey Lane Cafe, Dirty Martin’s, Conan’s Pizza, Toy Joy, Spider House, and the Wheatsfield Co-op grocery store.

For outdoorsy types, Pease Park borders West Campus’s western edge, boasting plenty of green space, as well as basketball and volleyball courts, BBQ pits, picnic tables and reservable facilities for your outdoor events. The park is also the site of the annual Eeyore’s Birthday Party, a festival that celebrates Austin’s counterculture with live music, food and drink, and plenty of reveling. The park also feeds into the Shoal Creek Greenbelt, miles of trails that provide great hiking and biking opportunities within downtown Austin.

Whether you’re looking for student housing or single-family homes in a great neighborhood with plenty to do, West Campus has a little bit of something for everyone, offering downtown living at affordable prices.

The Zilker Neighborhood is bounded by Zilker Park, Robert E Lee Drive and Barton Skyway to the west and Lamar to the east. The northern boundary is Barton Springs Drive and the southern boundary is roughly La Casa street. The Zilker neighborhood is truly a microcosm of Austin history and culture. This neighborhood has, in its time, been home to Tonkawa and Lipan Apache Indians, descendants of slaves, farmers, artists, politicians and musicians. The Zilker neighborhood combines people of all ages, races and classes. There you can find the blue-ribbon Zilker elementary school and the Barton Hills Assisted Living facility. While Zilker has its contingent of young families and older residents, its primary population is probably best described as affluent bohemians. The Zilker neighborhood’s proximity to coffee houses, bars and local eateries on Barton Springs and Lamar, ACL and music events in Zilker Park and Lady Bird Lake hike and bike trail has made the neighborhood especially attractive to 30 and 40-somethings. Lamar Plaza to the east is a shopping area as “assorted” as the neighborhood including a new-age bookstore, an old-school beauty salon, a fabric store, movie house, bowling alley and cocktail bar. Area school children attend the exemplary Zilker Elementary on Bluebonnet Lane; junior high follows at academically “acceptable” O. Henry Middle School and “recognized” Austin High School , located across the Lady Bird Lake. There is an active Neighborhood Association, an annual 4th of July Parade and a small dogs-off-leash park located at Little Zilker Park on Bluebonnet lane. This year will see the 10th annual Zilker Backyard Concert , a fundraiser for Zilker elementary which has featured local residents such as Alejandro Escovedo, Marsha Ball and Jimmy La Fave.

Zilker Park and Barton Springs define the laid-back mood of the neighborhood. In the 1830’s “Uncle Billy” Barton built a cabin at Spring Creek as it was called . Over time, and after a few scalpings by the displaced Native American residents, Barton Springs became the beloved public swimming and recreation site that it is today. In the mid- 1800’s, The Rabb family bought much of the land around the springs which hosted flour and saw mills, a quarry and a confederate soldier encampment during the civil war. The Rabb family sold some of the land to Andrew Jackson Zilker who continued to improve the area, adding an ice house, bath house and pastures for his horses. In 1918 Zilker deeded the springs and surrounding thirty-five acres to the city. Zilker neighborhood architecture is reflective of this eclectic mix of by-gone days. Depression era homes from the 1930’s stand next to three-story, city houses designed by green, Austin builders . The grandest Zilker home , at 1610 Virginia Avenue, is the “Old Kinney farm home” built in 1875. Cater Joseph, purchased the house from Gerard Kinney 50 years ago. Mid-century modern homes, by local, renegade builder A.D. Stenger, dot the western side of the neighborhood with his distinctive, rock and glass, angular dwellings. Streets in the neighborhood reflect the families that once lived there. Rabb road ran through the large Rabb Ranch. Goodrich and Wright streets are both named for original homesteaders. Arthur lane, on the bluff to the west of the neighborhood, is named after A.D. Stenger’s son. Well known artists Charles and Ageline Umlauf bought and remodeled their Zilker home in 1941. In 1985, the Umlaufs donated their home, studio, and 168 Umlauf sculptures to the City of Austin. This 2.5 acre area is now known as the Umlauff Sculpture Garden and is located in the northwest corner of the neighborhood. Much of the southwestern side of the Zilker neighborhood (Barton heights) was an early African-American settlement. The Barton Springs Baptist Church Cemetery is one of the first African-American cemeteries in Central Texas. It began in 1866 and some of the people buried there were born before 1840. In the 1940s, the original wooden building burned and was replaced by the cinder block one that stands today. The site was zoned historic by the City of Austin in 1993 (text from the historic marker). Lost Canyon is just east of Kinney Avenue. The canyon adds to the rural, peaceful , feeling of the neighborhood, although vagrants sometimes wander the canyon as do other wild creatures such as racoon, deer and possum. Some homes have downtown or park views. Note: the elementary school is in danger of being relocated due to redistricting by AISD. A flood in 1935 left four inches of mud in the Barton Springs bathhouse and washed away the Lake Austin Dam. Zilker Park was under water for days. An older resident reported that after the flood in ’35, his father hitched up his horses and dragged an abandoned house out of the floodwaters at the foot of Kinney Avenue and deposited it on the lot next to him near the intersection of Kinney and Hether.

Hyde Park

hyde park groceryhyde park groceryJust a few miles north of The University of Texas is a neighborhood where Austinites go to admire the city’s history while being a part of its future. That neighborhood is Hyde Park: an old neighborhood full of young people who help make Austin one of the coolest cities in America. M.M. Shipe, a real estate developer from Kansas, purchased the land that spans from 38th and Guadalupe to 51st and Airport before it was even a part of Austin. In 1891 Shipe persuaded the City Council to let him start an electric street car franchise to run through the land he had purchased north of town. By 1941 the street cars were out of service, but the neighborhood that had become Hyde Park was 50 years old and thriving. Many of Shipe’s contributions are still a part of everyday life in Hyde Park, including Shipe Park and swimming pools at Speedway and 45th. Shipe Pool is one of a handful of neighborhood spring-fed pools in Austin that charges no admission. In the 1950s when The University of Texas ended its policy of requiring students to live on campus, many Hyde Park homes became rental properties, transforming the quiet neighborhood into a mecca for college students and young professionals. By the 1960s, UT was growing and Hyde Park needed to adapt, so the city rezoned the neighborhood to allow for the construction of apartment buildings. hyde park landmarkSince then Hyde Park has become one of Austin’s most coveted neighborhoods with an average home price of more than $400,000 and a population of more than 14,000. The architecture of Hyde Park is one of its most distinctive features. It is not unusual to see a 1940s craftsman style home next to a modern mansion constructed of glass, steel and concrete. Many of Hyde Park’s homes sport exotic colors like hot pink or lime green and purple. Many locals flock to Hyde Park for the coffee shops and restaurants such as Dolce Vita, Quacks Bakery and Hyde Park Bar and Grill at 43rd and Duval Street. Another asset of the neighborhood is the Elisabet Ney Museum, a castle-like building that served as the European sculptor’s Texas studio during the 19th Century. The neighborhood is also home to a variety of schools and churches, including Austin ISD campuses and private schools like the Griffin School, a college prep fine arts high school. It is not uncommon to see Buddhist monks walking the streets to and from the new temple on 45th Street where one can see a floor-to-ceiling golden Buddha statue in the middle of the temple. Perhaps the most noticeable quality of Hyde Park is the active lifestyles of its residents. At any time of day there are hundreds of people running, walking dogs, pushing strollers and riding bikes down the tree-lined avenues. The constant presence of neighbors creates a sense of community and security within the small neighborhood. Between Speedway Street and Avenue G north of 46th Street there is a family of bright green parrot-like birds that look like they belong in the rainforest in South America, not in Austin, Texas. They are unique among the indigenous swallows, finches and jays of Central Texas, but somehow they found their way here, where they are a small but vibrant community in the heart of a fast-paced, fast-growing metropolitan area.

Further north, Cherrywood Coffee on 38 ½ Street adds the distinct possibility of running into shop regular and local DJ legend John Aielli of local NPR affiliate KUT and the definite possibility of him drawling on about something barely coherent.

Red House Pizzeria, the nearly 40-year old Eastside Cafe, Hoover’s Cooking, Vivo, Mi Madre’s, El Chilito Tacos (with the best fish tacos in Austin) and the legendary Taco-Mex taco window (they suggest the ham and eggs with cheese) round out your dining options. french place homeHonestly, you don’t even have to leave the neighborhood. Salvage Vanguard Theater and the Vortex Theater provide your entertainment on Manor Road, and soon in.grediants, billing itself as the first package and waste free grocery store in the United States, will open up on Manor Rd.

Families with children coexist along side dog-walking hipsters and residents who bought their homes for about the price of a used car back in 1975. Though the neighborhood is at the forefront of East Austin gentrification, the transition has been seamless and respectful to the community and its traditions.

windsor parkwindsor parkIn this funky corner of northeast Austin, at the 51st Street/Cameron Rd. exit off IH-35, is the Windsor Park neighborhood. Here you will find bungalow and ranch-style homes built in the 1950s (west of Berkman Dr.), and larger 1960s homes (east of Berkman), all built on large lots with native trees. Studded within the area are apartment homes and duplexes. With its proximity to central Austin, and the relative affordability of the east side, Windsor Park is primarily home to young families, first-time homebuyers, and older residents from the neighborhood’s inception. Although east Austin is now a vital and desirable area, that wasn’t necessarily the case 20 or 30 years ago. So residents who bought their homes here in the 80s tend to be adventurous of spirit, and strong advocates for the neighborhood. Windsor Park’s most recent demographic shift happened in the late 1990s after the Mueller airport became inactive. Without the noisy planes, Windsor Park and other neighborhoods that bordered the airport underwent a huge growth spurt as new residents flocked to these previously overlooked areas. windsor-park-austin-historyToday, Windsor Park is filled with a diverse mix of people. Here you are likely to encounter artists, musicians, xeriscaped lawns, funky chicken coops, and yard art. Windsor Park is bordered to the south at E. 51st Street, to the north at Hwy. 290, to the west at IH-35, and to the east at Manor Rd. At E. 51st Street, the PromiseLand megachurch occupies a good chunk of real estate. And right across the street, the brand new Mueller neighborhood is taking shape as it develops on the site of the old Robert Mueller airport. windsor parkThe E. 51st Street corridor is sprouting retail stores and restaurants constantly. Windsor Park residents are able to take advantage of Mueller’s new retail (including a new HEB green concept grocery store planned for 2013), the proximity to Dell Children’s hospital, and the trails and parks of Mueller without the price tag. To the west is the bustling activity of Cameron Rd. The UT shuttle and the #37 bus run this heavily traf?cked, fast-food dotted route. Cameron Road has benefitted from a recent re-striping, which has made it safer for bikes, cars, and pedestrians. Sandwiched between Cameron Rd. and IH-35 is the Capital Plaza shopping center which is anchored with a Target and a Walgreens. The neighborhood is bordered to the north by Hwy. 290 which gives excellent access to IH-35 and all points east and west. To the east is Manor Rd and its easy access to the University of Texas. Running up the middle in a north-south direction is Berkman Dr., serviced by the #300 bus. On the southern tip of Berkman at E. 51st Street, you will ?nd Bartholemew District Park – a large municipal park with baseball ?elds, trails, basketball courts, splash pad, a pool (currently under construction), covered pavilions, and a popular disc golf course. Bartholemew is undergoing a huge renovation and is scheduled to have a dog run, new trails, and a new swimming facility in the next couple of years. At the north end of Berkman are shopping centers, churches, and Supermercado El Rancho – a large hispanic grocer with an attached restaurant/takeout area. Notable neighborhood icons include watering hole and brunch spot, Nomad Bar (corner of Cameron and Corona); the trashy, much loved music venue, Carousel Lounge on E. 52nd Street; and the often praised Cuban Sandwich Cafe on Briarcliff, which has been featured on TV’s Cooking Channel. There’s Paco’s Tacos on E. 51st Street, Pollo El Regio at 290 and Berkman, S-H Donuts on Manor, and plenty of taco trucks. Goods and services include dental offices, medical offices (near Dell children’s), and the Joyce Willet School of Dance, which has been a favorite of neighborhood children of all ethnic and economic backgrounds for over 40 years. There is also a recently renovated public library. Windsor Park elementary schools are Harris and Blanton, and students feed to Pearce Middle School, and Reagan High School.

Easy access to IH-35, Hwy 71/290, and all the main city arteries makes commuting and escaping from the city a breeze, but why would you want to leave such a perfect place? Peaceful and nestled inside a true urban forest, the St. Ed’s neighborhood is quiet, clean and long-time residents still talk to each other. The general feel of the neighborhood is left intact and there are no Mcmansions towering over the street or shading out the neighbors. Prices range from the 200’s-400’s with a few duplexes on the southern perimeter. Although the university is located nearby, there are few student rentals. St. Ed’s is a perfect neighborhood for the young couple looking for a safe neighborhood or for retirees looking to downsize. All neighborhood schools are within safe walking or biking distance. st edwardsAll major shopping is less than a mile away. For example, HEB is a short walk from your home and there are two major farmer’s markets nearby. Even Home Depot is less than a mile away. Whole Foods and the downtown entertainment district is a short 7-minute bus ride downtown. But don’t forget about the South Congress foodie scene between your new home in St. Ed’s and downtown. A brisk walk takes you to numerous coffee shops, boutiques, salons and some of the best restaurants in town. Zilker Park, and all it has to offer, including refreshing Barton Springs, is 5 minutes away and if you want a morning walk in nature, the well-kept Blunn Creek greenbelt, with its own lookout for enjoying sunsets with a friend and a bottle of wine, runs through the neighborhood and borders Stacey Park with its beautiful clean pool and miles of trails. There is only one problem with moving to the neighborhood known as St. Ed’s: you might never want to leave!
